7 Steps to an Efficient Property Sale
You notify us that you have placed your property on the market.
We start working immediately to prepare all the documentation in advance.
The solicitor for the Purchaser reviews the contracts and raises any queries they may have.
Once we receive the Purchaser’s solicitors’ queries, we will discuss with you any issues raised.
We receive a sales advice note from the estate agent.
This sets out all of the details of the transaction to include the buyer, seller, the property, the price and the solicitors involved.
Face to face meeting to sign contracts and property transfer documents.
When we receive the signed Contract and deposit from the Purchaser’s solicitor, we will meet with you to go through the Contract and have you sign it together with the documentation required to allow the transaction to close.
We draft the contracts and send them to the purchaser’s solicitor.
We will look after your title documents and prepare the contracts in consultation with you and then send them to the buyer’s solicitor.
Receipt of balance and handover of transfer documents.
We return one part of the Contract and then arrange to close the transaction. We will receive the balance of the ‘Purchase Monies’ from the Purchaser’s solicitor and hand over the transfer documents and deal with any queries which they raise on their closing searches. The Purchaser’s solicitor will confirm that we can release the monies to you and we will confirm that the key may be released to the Purchaser.
Redeem any loans and forward purchase monies to you.
To complete matters we will send any monies to your bank to redeem any mortgages on the property and transfer the balance of to you.
