5 Things to Remember when Buying a Property
The Sales Agent is Not Your Agent
The agent’s duty and obligation is to the seller, not to you, except to secure your best bid.
The Property Is Not Sold Until It’s Sold
If you agree a sale with a sales agent, they will require a booking deposit from you, before advertising the property as “SOLD”. The property is not sold until there is a legally binding contract in place. It is only sale agreed! These booking deposits have no legal standing: to secure your position and its return-ability.
You should ensure that you get a receipt from the sales agent confirming the booking deposit is “held upon trust for you and not as a stakeholder”. This legal expression affords you greater protection.

Look up the Residential Property Price Register on www.psr.ie to see what other properties in the area are being sold and bought for.
Take the lowest APR
If you are getting a mortgage, ensure that you take out the mortgage with the lowest APR. Be calculating with the figures, it will save you thousands over the life of the Mortgage.
