Buying a Property Can Be Complex

We take the time to make it easy for you

Let’s focus on what matters

Buying property can be a stressful time whether it’s your first home, you are moving up the property ladder or even if you’re investing for the future. Our goal in every case is to help you buy quickly, safely and worry free.

We focus on what matters and we start with ensuring that you get what is called a “good marketable title”. Those three words “good, marketable title” are at the core of what good conveyancing is all about in Ireland.

When you have a good marketable title, you’ll be able to raise a mortgage and resell your property in the future, if you want to. We can help you do that successfully and as painlessly as possible.

“Without Declan and Kelly Colfer, I would not have a home or mortgage; he stuck by us through thick and thin. He did sterling work.”

Any time you are entering into a legal contract it’s always best to understand the principles behind each piece of paper you sign.

The law is for everyone so we take the time to show you the options you have to make life easy for you.

5 Things to Remember when Buying a Property

The Sales Agent is Not Your Agent

The agent’s duty and obligation is to the seller, not to you, except to secure your best bid.

The Property Is Not Sold Until It’s Sold

If you agree a sale with a sales agent, they will require a booking deposit from you, before advertising the property as “SOLD”. The property is not sold until there is a legally binding contract in place. It is only sale agreed! These booking deposits have no legal standing: to secure your position and its return-ability.

You should ensure that you get a receipt from the sales agent confirming the booking deposit is “held upon trust for you and not as a stakeholder”. This legal expression affords you greater protection.

Check the prices.

Look up the Residential Property Price Register on www.psr.ie to see what other properties in the area are being sold and bought for.

Take the lowest APR

If you are getting a mortgage, ensure that you take out the mortgage with the lowest APR. Be calculating with the figures, it will save you thousands over the life of the Mortgage.
